AI construction cost estimators have improved dramatically. But how accurate are they really? We compared AI-generated estimates against actual contractor quotes for 15+ projects across India. Here's what we found.
What We Tested
- 15 real projects: 8 new construction, 7 renovation
- Cities covered: Bangalore, Hyderabad, Pune, Delhi, Chennai
- Project sizes: 600β2,400 sqft
- Each AI estimate compared against 2β3 actual contractor quotes
- Tested: Biddaro AI, ChatGPT-4, and generic calculators
Accuracy by Category
| Cost Category | AI Accuracy | Notes |
|---|---|---|
| Structural work (foundation, columns, slab) | Β±8β12% | Very reliable β formula-based |
| Brick masonry | Β±10% | Reliable for standard construction |
| Plumbing (rough-in) | Β±15% | Good for standard layouts |
| Electrical (rough-in) | Β±15% | Reliable for basic loads |
| Flooring (standard tiles) | Β±12% | Varies by tile choice |
| Kitchen (modular) | Β±25β35% | Wide range β brand-dependent |
| Bathroom fittings | Β±20β30% | Fixture quality varies greatly |
| Painting | Β±12% | Reliable for standard finishes |
| Doors & windows | Β±20% | Material choice matters a lot |
Overall Accuracy: New Construction
For new construction, AI estimates were within 10β15% of actual contractor quotes on structural costs. Total project estimates were within 15β20%, with AI consistently underestimating finishing costs by 20β30%.
β οΈ Important
AI tools systematically underestimate finishing costs β modular kitchen, premium bathroom fittings, and designer flooring can easily double the standard estimate. Always get itemized quotes from contractors for finishes.
Overall Accuracy: Renovation
Renovation estimates were less accurate (Β±20β30%) because AI cannot account for hidden issues β rotten wood, old plumbing that must be replaced, structural cracks discovered during demolition. Always add 25% contingency for renovations.
Where AI Beats Contractors
- Structural cost accuracy β AI has no incentive to over-quote
- Material quantity calculation β formulas are math-based and reliable
- Detecting unreasonable quotes β AI makes inflated contractor quotes obvious
- Comparing options β AI can instantly compare brick vs AAC, copper vs CPVC
Where AI Falls Short
- Cannot see your actual site β soil conditions, access, existing structure
- Cannot assess labour availability in your specific area
- Finishing costs need human judgment β too many variables
- Doesn't know about local material shortages or price spikes
- Cannot account for irregular plot shapes or complex structural requirements
Our Recommendation
- 1Use AI estimate Γ 1.2 as your working budget (adds 20% buffer)
- 2For finishes, get separate itemized quotes β don't rely on AI
- 3Use AI to check if contractor quotes are in a reasonable range
- 4Never commit to a budget based on AI alone β always get 3 real quotes
AI cost estimators are reliable enough to set budgets, detect outlier quotes, and negotiate with contractors. Just add 20% buffer and get real quotes for finish work.
